Details about a few other projects.
- USPS Purchase and Remodel of the Seattle Processing and Distribution Center FSi acted as the USPS “Owner’s Representative” on the mechanical systems as the USPS negotiated the purchase and remodel of this 563,000 square foot facility from The Boeing Company. The $47 million contract price included site improvements plus design/build improvements to the infrastructure. In the process, the two former Boeing Defense Manufacturing buildings were combined into the single largest state-of-the-art mail processing and distribution center on the West Coast. The project was completed within schedule and produced over $1 million project cost savings to the USPS.
- Boeing Space Center Consolidate Fire/Security Dispatch, AMS and CMS FSi was the prime consultant on the unique project that consisted of a 12,000 sf Tenant Improvement project to collocate Boeing Emergency Response groups. The project was arranged such that the architectural and structural design was completed by our sub consultants, while the mechanical and electrical was done on a design build basis. FSi and our electrical sub consultant prepared design build criteria which was passed to the respective contractors to complete the design. The project itself was unique in that the tenants require a vast array of computer, communications, and video equipment. Special lighting and HVAC equipment was necessary to meet their needs, including back up systems to provide continuous operation during disasters.
- Boeing Space Center Build “Acquire Business Center”, Sheltered Work Shop, Hoteling Area and Conf Center FSi was the subconsultant on this build-out of 25,000 sf unused shop space into a sales center, work area, conferencing center and hoteling office area. Due to an unusually short design and construction window, FSi produced a design-build criteria and schematic design in 2-1/2 weeks. The scope included recommissioning air handling units, replacing whole ducted systems with increased zoning, renovation of toilet rooms and upgrading the fire protection systems. FSi coordinated the design-build mechanical criteria with the design-bid-build architectural/structural design and assisted the mechanical design-build contractor in navigating through Boeing’s design and drafting standards.
- Salvation Army Renovate HVAC and Lighting Systems FSi improved the HVAC system by modifying the HVAC distribution system for this five-story, 50,000 square foot office building. Previous tenant moves and office space rearrangement were done without regard to the HVAC system. This project rezoned the spaces so that each tenant is served by a single VAV box allowing individual tenant temperature control. FSi also created “as-builts” by doing field work immediately after the construction on each floor. Electrical field work was also performed to as-built the lighting and 120 volt power back to the panels, and also created one-line diagrams. FSi converted the manual drawings to AutoCAD for the architectural floor and reflected ceiling plans, HVAC plans, lighting plans and 120 volt power plans.
- Tacoma U. S. Naval Reserve Station FSi developed the mechanical and electrical portions of a detailed Request for Proposal for the provision of a new building and for remodel to an existing building at this Naval Reserve site. The detailed Request was used to solicit proposals from design/build contractors and/or partnered companies interested in providing a “turn-key” installation of office space, vehicle maintenance shop and lecture hall. The Request included Design/Build contractor requirements, as well as detailed system specifications and requirements. The systems include heating, ventilation and air conditioning; vehicle exhaust; plumbing; piping; fire protection; fire alarm; electrical power; lighting and communication.
