Cabrini Tower, Mixed Use/Senior Housing
Cabrini First Hill Apartments is a 50-unit, 6 story building for very low-income seniors.
The $12.7 million first phase combines the 50 one-bedroom independent-living units for people 62 years and older, community space, a computer lab, library, top-floor solarium and landscaped courtyard. There are 7,000 square feet of street-level retail and underground parking. As a subconsultant, FSi provided the mechanical, plumbing and fire protection design and managed the electrical design effort.
The New York-based Missionary Sisters of the Sacred Heart (Cabrini Sisters) is the project owner, and the Low Income Housing Institute is the development consultant and building manager. Funding includes a grant from HUD, tax credit equity from Enterprise and funding from the Harborview replacement housing fund. Rents will be affordable to very low-income seniors making below 50 percent of median income, seniors will pay 30 percent of their income for rent. Twenty percent of the housing will be set aside for disabled seniors and an equal percentage for homeless seniors.
