- King County Housing Authority Administrative Office Remodel As one of the prime consultants to the owner, FSi provided project management and mechanical design services for the remodel of a 20,000 square foot office building. The renovated building serves as the new location for the King County Housing Authority administrative offices. The scope of work included evaluation of existing systems; design modifications required to the HVAC, fire protection, plumbing, lighting and power systems to accommodate the partition changes; the addition of a shower, ADA restroom and sinks; and the reconfiguration of a central computer room.
- King County Multi-Service Center The King County North District Multi-Service Center is a 25 year old facility that offers public health care, mental health counseling and various other county services to the public. The aging mechanical systems on this 36,000 sf building were becoming unreliable, inadequate and noisy. The FSi team was selected by the County partially based on its experience working in occupied facilities. FSi worked with the county to develop the scope given the available funding, and met with the permitting agency to negotiate an electrical clearance variance. FSi assembled a mechanical bid package that detailed the limitations on the contractor including two phasing sheets detailing the various evening and weekend hours the individual spaces would be available for construction, and the requirement that the contractor have the system fully functional by morning. Even given this challenging phasing and operational constraints in a volatile bidding climate, the mechanical bid was within 2% of FSi’s estimate.
- Whitman Middle School Water Piping Replacement FSi is providing the piping design and construction services for the replacement of fixtures and piping to improve the water quality and extend the system life at this 1,100 student middle school. FSi is working directly with the SPS Project Manger and Maintenance staff to develop cost effective methods to replace the existing piping in the mix of tunnels and direct-bury installation. FSi is helping SPS consider alternate materials (such as flexible copper and polyethylene piping in tight spaces) to reduce cost along with creative methods (such as concurrent work crews, early start in non-occupied areas) to maximize the work in the narrow summer construction window.
- King County Transit HVAC Upgrade of Maintenance Building As the prime consultant, FSi provided the project management and mechanical design for the renovation of the Maintenance Building at King County Transit’s Atlantic Base. The $4,000,000 project replaced all existing airflow and heating systems. Thirteen existing steam heated heat and vent units were replaced with a combination of indirect and direct-fired gas heat and vent roof mounted units which included air to air heat exchangers to conserve heating energy. Office and locker room air conditioning systems were replaced. Several exhaust systems were upgraded to provide more consistent flow and capture. Specialty areas included the steam cleaning bay, paint bay, main shops with vehicle exhaust, and a propane back-up heating system. A new boiler was added to provide heating for the office area. New DDC controls were provided as part of the project.
- University of Washington Bagley Hall, Lab 191 Renovation FSi provided the mechanical and fire protection design for this 4,000 sf remodel on the lower floor of Bagley Hall at the University of Washington. The majority of the existing systems are from original construction of the building. Creative thinking was necessary to meet the needs for a state of the art laboratory. The laboratory itself will serve two purposes- first as a research area, then later as a classroom for upper level students. Flexibility was designed into the systems to accommodate the change in use. The design included 10 fume hoods and appropriate ventilation with environmental controls. The existing steam radiator heating was maintained, and upgraded with new control valves and temperature sensors. The plumbing services to the benches included cold and hot water, natural gas, compressed air, and de-ionized water.
