King County Transit Mechanical Work Order Contract
FSi has had multiple work order contracts with King County Transit. Our work has included systems evaluations and upgrades, and renovations to base buildings.
Completed work orders include:
- Shower Exhaust Addition, South Base Operations Building
FSi designed the revisions of exhaust system for the locker room and shower stalls. The design was provided in less than a week after the request was issued.
- Mechanical System Assessment Protocol
FSi worked with the client to develop a process to evaluate the mechanical systems in all of the county wide transit facilities. The goal was to develop a protocol for either an outside consultant or in-house staff to on an annual basis, assess the need for replacement and repair of the mechanical systems in various buildings at the many transit facilities. The major deliverable was a spreadsheet to be used as a database to document all mechanical systems, their age and condition, there expected replacement date, and if there are other reasons to replace the systems such as function changes, safely issues, or energy conservation opportunities. The final result of the actual assessment process is project write ups to be included in the Annual Plan budgeting process that covers the next six years.
- Division-Wide Mechanical Systems Assessment
FSi implemented the plan developed in the previous work order to assess the mechanical systems in all of the county wide transit facilities. The project consisted of several steps for each building at each base.
1. Interview HVAC and plumbing maintenance staff
2. Interview Plant Engineers and Design Engineers
3. Site visit by FSi and meeting with Base Millwright
4. Evaluate system conditions and identify replacement priorities
5. Provide project write ups for priority projects
A spreadsheet was created for each building documenting all mechanical systems, their age and condition, there expected replacement date, and if there are other reasons to replace the systems such as function changes, safely issues, or energy conservation opportunities. The end result of the actual assessment process is to generate write-ups of projects including estimated costs and projected time frames for implementation. These projects will be included in the Annual Plan budgeting process that covers the next six years.
