Army COE Tactical Equipment Maintenance Facility, JBLM

FSi provided HVAC, plumbing, and fire protection design as part of a design-build team constructing the new Tactical Equipment Maintenance Facility (TEMF) at Joint Base Lewis-McChord. The facility houses 17,000 sf of repair and maintenance areas for military vehicles, and 11,000 sf of shops, administrative areas, and locker rooms.

The project received LEED Gold, exceeding the original RFP requirement of LEED Silver. The energy-efficient design earned 9 points for LEED 2.2 credit EA1, and includes transpired air solar heating, heat exchangers for all air handlers, gas sensing and demand control ventilation to modulate air flow in the vehicle repair area, and in-floor radiant heat to allow the ambient air temperature to be lowered to conserve energy.

The project design was documented in 3D using BIM software. Using BIM models enabled us to enhance coordination, resolve potential conflicts early in design, and facilitates operation and maintenance.
